Rental Agreement
By providing payment for the reservation security deposit, you hereby agree to all terms, conditions and policy, and to observe and respect all rules and regulations, and to exercise all safety and crime prevention recommendations here-in binding the rental agreement between *YOU* the "Primary Guest" and *AG* "Alojamentos Gouveia".
Any breach on your part of the rental agreement may result in immediate eviction and reduction of the reservation security deposit amount if any, in part or in full. It may also result in additional charges greater than the reservation security deposit that may need to be paid in full before check-out or at any reasonable time the AG collections demands such payment amount from you. We may also contact the local authorities and request they enforce any necessary measures upon you under Portuguese Law to protect our interest.
Primary Guest Responsibility
The Primary Guest is responsible for the rental agreement and for all his/her activities conducted within the building. Including the responsibility of other adult or children guests sharing the rental unit with the Primary Guest.
Reservations
The Primary Guest must be an adult to reserve any rental unit. The Primary Guest must complete the reservation form and provide the necessary reservation details.
Reservation Deposit
All reservations require a reservation deposit paid in advance.
There are NO refunds on Reservation Deposits. In the event you need to cancel your reservation, you must contact AG immediately. Failure to do so may result in additional charges, fees and loss of rental revenue.
Reservation Security Deposit
The Reservation Security Deposit is additional to the total rental amount plus any other charges or fees incurred during the rental period. The Reservation Security Deposit is refunded back to the Primary Guest in the same form it was received at Check-out time after the AG manager has examined and approved the the rental unit's condition as acceptable.
Reservation Methods - AG offers 3 reservation methods:
1. AG Website Reservations: AG Internet Service Staff monitors all automatic website reservations 24/7.
2. Email Reservations: AG Internet Service Staff is available 24/7 for Email Reservations.
3. Telephone Reservations: AG Service staff is available between the hours of 9:00 and 22:00 hours Monday to Sunday for Telephone Reservations.
Rental Periods
Rental periods are from 1 night to 30 nights maximum per reservation. For any additional rental period or longer rental periods beyond 30 nights, a new and additional rental reservation is required to be completed by the Primary Guest for each additional rental period at least 24 hours in advance. Each additional rental period requires a reservation deposit and any other requirements under the rental terms and conditions policy.
There is no guarantee of vacant availability beyond the first rental period because other guests may have pre-reserved the rental units. For this reason, AG recommends that any additional rental period reservation be done and completed as further in advance as possible.
Availability
Availability of all units may change at any time due to the nature of the business. This rental service is sold on a first come first serve basis via AG reservation procedure.
Rental Payments and Currency
Rental Payments can be made in Cash, Credit Card, Paypal or Bank Transfers in the EURO currency. If you are a resident of a country that uses a different currency, your bank or other financial institution that is responsible for your account debit will automatically convert your current currency value to the EURO currency. Alternatively, we can also send you a request for payment invoice via AG Online Payments Transaction System in your currency but additional fees will apply.
All unit rentals require payment in full at check-in time. AG offers credit card, pay-pal and bank transfer payment methods with online reservation rentals at any time before check-in time and CASH PAYMENTS ONLY (in person) at check-in time.
Check-IN - Check-OUT Policy
Check-in Time period is from: 12:00 PM to 6:00 PM ( before or after set hours checkin additional chargers may apply).
The Primary Guest must contact AG 48 hours before the arrival time. This will open the communication for any special needs the guest may require and allows the AG service team advance time to prepare and try to accommodate the guest as best as possible according to the requests. The Primary Guest must also contact AG 1 hour before arrival. This will allow our service manager to better serve you at check-IN. Full Payment in CASH is required at Check-IN if it has NOT yet been paid in full. Then, the guest is provided with the rental unit entry keys and an informative tour of the unit.
Check-out Time period is from: 9:00 AM to 12:00 PM. ( before or after set hours check-out additional charges may apply ).
At Check-out the service manager will inspect the rental unit. Upon "Fine Condition" approval, the Primary Guest will receive the reservation security deposit refund amount. The Primary Guest returns the rental unit entry key and AG provides an invoice/factura for the total rental amount. This may include additional service amounts accumulated during the rental period.
Rental and Related Services Base Prices
AG provides base prices for it's unit rentals and other related services that are established and set on a yearly basis. These base prices change and increase or decrease from time to time due to the rental seasons and other special event or season discount periods. Unit rental prices are per guest per night. Booking reservations far in advance does NOT necessarily reflect a lower price.
AG also offers related services like Airport Pick Up, Cleaning/Laundry Service and more...! These Base Prices may also vary depending on various cost factors for each particular service provided. In any event, the AG current Base Price List is documented on the Website, in the Information Booklet and posted on the Check-in area.
Privacy Statement
All confidential information you provide related to to the rentals and related services is NOT distributed to anyone outside AG with the exception of the Policy Authority if requested. This information includes: Your name, residence, telephone, citizenship, legal identification.
Rental Unit Use and Sleeping Capacity
The rental units are to be used for temporary living accommodations ONLY. Only Registered Guests are allowed to stay in the rental units over night. In order to maintain a peaceful ambient in the building for all guests, excessive noise is Not allowed after 9 pm, all noise must be contained within your Unit. Wild Parties are NOT ALLOWED. Including football, Hen, and any other type of party.
Rental units have a maximum sleeping capacity and Guests must to NOT allow anyone that is NOT a Guest to sleep over night in the rental units. Sorry, no pets.
Lost Entry Keys
In the event of Lost Entry Keys, you must inform AG management immediately. There is a 20.00 euro key replacement and insurance notification report administrative charge.
Right of Entry
AG management and service staff may need to enter the rental unit from time to time. The guest is informed in advance when possible.
Unit Furnishings and Equipment
- Nothing is to be removed from the Unit at all times. In doing so, the Police Department will be contacted.
- Do Not relocate, plug or un-plug any electrical fixtures or cable wires, including lamps and extension cords.
- Do Not cover any electrical fixtures and other equipment like portable heaters with anything, including blankets, bed sheets etc.
- Do Not relocate or trim any of the building's decorative plants or touch it's automatic water supply.
- Terrace sun umbrella must be in the closed position and tied with the supplied elastic rope and locked tight to the floor weight unit when NOT IN USE. Do Not relocate the terrace furniture. This is to prevent the sun umbrella and terrace furniture from blowing away during high wind weather.
Free Wireless Internet
The Building and all Units are setup with *Wireless High Speed Internet* router network system that allows you to access the Internet Free of Charge under our user terms, conditions and policy. To go ONLINE and access the Internet it is very simple.
The building wireless network *cisco systems* automatically finds your computer/web-phone and most other Internet enable instruments, all you need to do is look in your Internet connections folder/menu and activate it by selecting our network connection and typing in the security password/pass-key.
From time to time you may encounter connection failure due to reasons beyond our control or technical system updates etc. We will notify you of such in advance when ever possible.
Internet Privacy Matter
For security reasons, our IP records your log-in and log-out times ONLY. No personal or any other information is obtained.

We DO NOT Offer support on setting up Your Computer or any other Internet Enable instrument to receive our wireless signal properly.
Cable Television and CD/DVD Player
The main Television and DVD player unit is located in the living area. They are connected to the electrical outlet and setup for quick/easy use. For further instructions of how to operated the remote control(s), please read the equipment Operations Manual located in the *Manuals* storage area.
Additional Televisions
With single and double room rentals, television in the rooms may be additional to the rental base price depending on the room unit or may be installed at the guest's request.
Basic Operation Instructions
1. Manually turn the TV and DVD power switch/button *ON* located in the unit.
2. Use the remote control to continue with TV Chanel selection, volume etc... same with DVD.
Cable Television
The Cable Television provides about 40 channels that are child safe.
Please DO NOT change the Television channel Settings. Any change of channel settings allowing PAY PER VIEW OR ANY OTHER CHANNELS IS PROHIBITED.
DVD/CD Player
The DVD/CD Player works well with properly formatted discs. It may not function with home made copies.
Hygiene
Each Unit, Halls and Building common areas are completely cleaned and disinfected using the best possible Health Safety and Environment friendly products. At least 1 time per week or whenever Guest changes occur. Bed Linens and Towels are changed (Change Over) by our service staff weekly. Guests are informed of such date and must allow entry to our service staff to do the change over.
A record of Hygiene and Cleaning Maintenance is located in the Guest Information Book.
IMPORTANT
It is the Guest's responsibility to inform the property manager of transmitting disease the Guest may be infected with or of any other health issues before or during the stay.
Unit Cleaning
Guests are responsible for the Unit cleaning unless otherwise agreed and billed for such.. Dish washing, clothing wash & dry and any other cleaning. The Units contain a broom/pan and all the necessary cleaning supplies. Only Use the provided Cleaning supplies in the Unit. DO NOT USE YOUR OWN.
Garbage and Recycling Disposal
There are garbage and recycle bins under the Unit. It is the guest's responsibility to separate garbage and recycle disposal everyday. This is to help ensure a pest free building. Please use the nearest city garbage and recycle bins located near by for city pickup.
Smoking
Smoking in the Units and ALL other common areas of the building including halls and staircases is strictly prohibited.
Smoking is ONLY ALLOWED in the Terrace and/or any other outdoor part of the unit.
FIRE EXTINGUISHER AND FIRE BLANKET
There is a Fire Extinguisher and Fire Blanket in every Unit. See floor plan for exact location.
Only in the event of a FIRE you may use this equipment. DO NOT touch or use this equipment for any other purpose.
Young Children
You must ensure that ALL Young Children Guests are ALWAYS under adult supervision in the Units, and all other building Common Areas. Extra Attention is required in the Kitchen, veranda, terrace, pool area and staircase.
Note that Cleaning Supplies and other Hygiene products are stored under the Unit. Please ensure that children DO NOT go near them. You may also relocate such products to a more out of reach location in the Unit if you want.
Other Safety Regulations
DO NOT touch any electrical panels, gas valves, water valves, water heater units, gas supply containers, and electrical cables in the building.
Security
The Location of Alcochete is a safe place with minimal crime. However, better safe than sorry as they say. For this reason it is wise to take the proper common sense steps to help crime prevention.
Entry Door and Windows
- To prevent entry access to NON-GUESTS and the general public at large, ALL Unit main entry doors, room doors should always be CLOSED and LOCKED at ALL times. Including veranda and back terrace doors.
- The Main Entry door of the Building, should also be closed and locked at ALL times.
- Windows should be closed and locked when you are NOT in the Apartment or Room.
- DO NOT lend or allow anyone that is not a guest to use the Building Keys at any time.
- Please ensure that ALL the doors and windows are locked before you leave the apartment or rooms.
- DO NOT Allow anyone access into the apartment or room that is NOT a GUEST or directly related to the building management or Police Department. Always ask to see proper identification from anyone wanting access to the units or building. If you need to confirm such identification, please contact the building manager.
- If you encounter or notice anyone you feel is/looks suspicious or is in anyway causing a security concern, please contact and inform the building manager.
- There are NO SECURITY CAMERAS anywhere in the building at this time. However, a license for such is to be issued in the near future and the installation of the security cameras in the building. When this takes place, an advance notice will be provide to guests and the official public notice will be posted in the building according to Portuguese Law.
Portable Heaters
There are portable heaters in every Unit. They are setup and properly located to operate and provide sufficient heat through out the Unit by simply turning them ON and OFF. DO NOT re-locate or leave the Portable Heaters ON when you are NOT in the Unit. Always turn them OFF when NOT in use or when you are NOT in the Unit. For Additional operating instructions and safety guidelines, the manufacture's manual is located in the *Manuals Storage Area*.
Additional Blanktets
In the event of extreme cold weather, please DO NOT use your own Blankets. We have additional blankets specifically for Guest Use. Just inform us and we will provide you with the additional blankets.
GAS SUPPLY
DO NOT SMOKE NEAR GAS OUTLETS OR CONTAINERS
There are Gas Supply Containers in every Unit located in the Back Terrace or Outside area, one is being used and the other serves as a backup gas supply. From time to time the gas supply may run out. Please inform the building manager to activate the Backup Gas Supply.
The Gas Supply powers the hot water heater, in some cases the stove burners and oven. The water heater GAS CUT-OFF VALVE is located in the kitchen directly under the hot water heater above the kitchen counter, it leads to the water heater via a YELLOW GAS TUBE. DO NOT touch this Gas Valve, they are set to allow the proper gas amount to the water heater intake.
STOVE/OVEN OPERATION
The Stove Oven works with Electrical and Gas Supply. Ensure that ALL Stove/Oven control and power buttons are
switched OFF before you leave the Unit. Also, never leave the Stove/Oven unattended while in use.
With Gas and Stove Ovens, ONLY use the ELECTRIC STOVE BURNER and AVOID using the GAS STOVE BURNER if you are NOT FAMILIAR WITH GAS STOVE BURNER OPERATION. You may use the GAS Burners at your own risk and PLEASE BE CAREFUL.
NEVER close the Stove/Oven clear acrylic TOP LID. This LID MUST ALWAYS BE IN THE OPEN POSITION.
